In the event an offer is accepted from a self-represented Buyer or a Buyer who is also working with a Phillips Real Estate Agent - a fee of 3% of the Sales price will be charged. In the event an offer is accepted from a Buyer working with an Agent other than a Phillips Realty Agent a fee of 4% will be charged (this is necessary to compensate the Buyer's Agent).
