1. Document Preparation Only $875.00
  Designed for those sellers who wish to sell their property on their own, however, want the paperwork prepared for them to insure that all applicable law is complied with, Includes:
  • Full-time In House Attorneys will draft and negotiate all offers, purchase, and sales agreements as well as addenda thereto.
  • Provide all disclosure documents (lead paint, agency, etc.)
  • Will obtain all necessary certificates - Title V (septic systems) Smoke Detector certificate, 6(d) certificates (condominiums)
  • Review of HUD-1 - Settlement Statement prior to closing
  • Draft Deed
 
2. One Time Flat Sales Fee $2.995.00
  A program for those who wish to have the services of full-time licensed real estate professionals yet do not wish to pay the fees for those real estate brokers who are assisting the Buyers.
  • Conduct "Competetive Market Analysis" to precisely price your home for sale
  • Provide yard signs complete with "Info Tube" containing listing brochures
  • Answer and respond to all telephone inquiries
  • Draft "listing" brochures to provide prospective buyers
  • Conduct initial Open House
  • Review and negotiate all offers presented
  • Internet listing on Phillips Realty Web Site, Yahoo, Google, Craig's List and other real estate websites
  • E-mail marketing campaign to Buyer clients who are looking for a home having the characteristics of yours
 
3. Variable rate 3% / 4% MLS Listing  
  A program for those who wish to have the complete array of services listed above as well as the addition of listing their home on MLS.
  • In the event an offer is accepted from a self-represented Buyer or a Buyer who is also working with a Phillips Real Estate Agent - a fee of 3% of the Sales price will be charged.
  • In the event an offer is accepted from a Buyer working with an Agent other than a Phillips Realty Agent a fee of 4% will be charged (this is necessary to compensate the Buyer's Agent).
 
4. Direct To Builder Program No Fee
  Designed for sellers who may have issues with their home (i.e. lack of Title V septic system, wet basement, leaking roof, needs updating throughout, etc.) yet wish to sell their homes without spending the money on the repairs.
  • Stable of regional builders with the ability to conduct cash closings
  • Broker's fee paid by the Builders, not the Seller
  • No home inspection necessary
  • Closing dates as soon as within 30 days to One year - depending upon the time frame in which YOU the Seller wishes to move
